CHAPTER 4. PROGRAMMING

4.1 BEHAVIOURAL ANALYSIS

The management of a Leisure Complex necessitates a variety of operational


processes carried out by various members of the operations team. To guarantee that the
project performs well, the proponents research and identify acceptable areas or design
components in accordance with the Leisure Complex. Understanding the fundamental
procedure will make the project go more successfully.

Facilities

• Hotel and Casino
• Outdoor Park
• Recreational Area

Different Zoning

Administration zone- this zone includes all the offices which involves in
management of the whole building. This includes the Administration office, financial group
office, Budgeting office, Sales group office, Engineering and Technical group office,
Security office and Housekeeping group office Administration department usually deals
with the issues that are concerning the company itself.

Commercial Stalls/ Spaces zone- In this zone, commercial and retail spaces are
scattered that gives services to the target market, office workers and building staffs.

Private and Private zones –These zones are important to be able to emphasize
to avoid various types of problems such as accidents and discomfort. In Public spaces are
the areas that are accessible for everybody while in Private spaces are the areas that
cannot be entered or accessed by anyone such as Stock Rooms, Utility Rooms and other
private Rooms that only Authorized Personnel can enter. It also houses hotel rooms and
others which require privacy to ensure the safety and comfort of guests.

Outdoor Park zone - This is the open park located at inside of the complex. It has
benches, landscape, water features and different cultural features.

Recreational Area zone – In this zone are contained various supporting

Administration works includes the following:

• Organizing- this work involves identifying responsibilities to be performed.


Grouping responsibilities into different divisions and departments.
• Staffing- means assigning or selecting different individuals for the different job
positions.
• Planning- this department decides what, when, where to do something for the
benefit of the project.
• Budgeting- this department study about the implementation of a budget plan.
• Maintenance- this zone involves fixing any sort of mechanical, plumbing or
electrical device to maintain building proper.

General space:

• Administration office- activities related to financial planning billing and


recordkeeping personnel, and physical distribution and logistics, within the project
Control of payment for the staffs is done by this department and it has staff room
for the employees.
• Sales management office- this department studies about the application of sales
techniques and other building operation sales.
• Security office - it has a secured 24-hour security and roaming security guard for
the whole project and it has a CCTV control room
• Finance group office- this group focuses on auditing and monitoring all expenses
for the whole project complex. It has a staff room for the employees of this
department.
• Engineering office- this office study terms for the maintenance of several utility
service systems including mechanical, sanitary, electrical, structural and
architectural matters.
• Janitorial services- they are the one who is responsible for cleanliness and
orderliness of the project complex. This consists of staffs including janitor’s
gardeners, and other similar staffs.

Commercial Stalls/ Spaces

Commercial Stalls/Spaces works includes the following:

• Organizing- this work includes the arrangement of products to be put together and
separate. Grouping responsibilities into different divisions and categories.
• Staffing- means assigning or selecting different individuals for the different job
works such as assisting the shoppers or the target market.
• Preparation - this work involves preparing a product to ensure that it is in good
condition and can be purchased by the target market.
• Quality Control - this work includes ensuring the quality of service and product to
maintain the dignity of the brand being sold that will surely please consumers.

General space:

• Display Area - This area will serve as the show room of the brand where the
consumer can shop and inspect the products offered to ensure quality.
• Fitting Room - This is a private place where the buyer can measure and try to
wear the item that he or she wants to buy for him or her to decide if it is right for
him or her to buy the product.
• Stock Room - This is a restricted area where only authorized staff can enter here
as it is private due to the fact that here the products will be prepared for the
consumers.
• Cashier or Counter - Here the consumer can pay and here also a consumer can
ask for help or assistance for any concerns about the product that is being
promoting by the brand.

Private and Public Spaces/ Area

Private Spaces/ Area works includes the following:

• Organizing- this work involves identifying responsibilities to be performed in this


zone.
• Services - This work refers to the services that our target markets can achieve or
experience within our Private and Public Spaces.
• Security – This work is ensuring the safety and comfort of the visitors and staffs
inside the private and public space/ area.

General Spaces:

For Public

• Parking Area
• Department Store/ Commercial Spaces/ Grocery - Here it offers a variety of
services or products that can be purchased by the target market. It is accessible
to all able buyers.
• Lobby - This is where visitors first go to ask for guides or instructors and help with
directions or services, they are not familiar with. Here they can ask questions
• Public Restroom - It is one of the important public facilities. It has three
categories; Male, Female and for PWDs.
• Courtyard - A fenced-in region that is open to the sky, usually encircled by a
building or complex. Here guests who do not want to leave the building can breathe
and relax
• Casino - It has a variety of games that guests can enjoy. It has an age limit
followed. Minors are not allowed to enter.

For Private

• Offices - These are offices that operate on facilities. It cannot be placed in places
frequented by humans to ensure security
• Storage or Stock Room - These are the facilities where items or products are
piled to ensure that there is adequate supply so as not to delay the service of the
facility. Only authorized personnel may enter these rooms.
• Utilities - these are involving the mechanical, plumbing or electrical rooms that are
responsible in maintaining building proper.
• Hotel Rooms - This is under the private zone because it should not be visited or
crowded by the public to limit noise and ensure the security and comfort of guests
who check in.

Outdoor Park zone

General Spaces:

• Play Area - This place is for children. This will not only give fun to the children but
it will also help their health because playing will also serve as exercise for them.
• Benches - Here our guests can read or sit and enjoy the view of the Leisure
Complex.
• Landscape - These are the different types of plants that are arranged in different
shapes and styles that can give a light feeling, comfort and happiness to the
guests.
• Al fresco Dining - Here our guests can dine on a variety of local and international
cuisine while having a beautiful and relaxing environment served by our various
types of plants and landscapes.

Recreational Area zone

General Spaces:

• Pool Area - Here the pools will be divided into two categories, one for adults and
one for children. Here guests can relax and enjoy through various water activities
that can be held with the help of the pool.
• Pre-Function/Meeting Area - Guests and the management of the Leisure
Complex can hold various meetings such as forums or seminars as well as holding
celebrations. It can also be transformed into a ballroom hall, that is dedicated to
hosting large formal occasions such as balls and other celebrations.
• Ballroom Hall - A huge space within a structure dedicated to hosting large formal
occasions such as balls and other celebrations.
• Golf Course - One that our Visitors can enjoy especially the guest who are into
