Rental Agreement
THIS RENTAL AGREEMENT IS MADE & executed on the 1st Day of May 2024 at Mysuru by & between:
Mrs. Deepthi Ashwath, W/O Ashwath B S residing at #4A701, Arya Hamsa Apartment, Sy. No. 28/1,
Adj. Royal County BDA Layout, J.P.Nagar 8th Phase, 2nd Stage, Bengaluru - 560083. Mobile No:
9844606136 / 9844597007. PAN No. FNHPD7849M. Hereinafter called as the “OWNER”, which term
shall include all her hairs, legal representatives, successors & assigns etc., wherever the context so
mean, permit & admit of the ONE PART
And
Mr. Subhash S, S/O Santhosh Kumar M, Address: #659, 5th Cross, Basaveshwara Road, K R Mohalla,
Lakshimipuram, Mysuru - 570004. Mobile No: 7022928448 / 8861497457. Document Aadhaar No:
6091 8206 2358 (Aadhaar card - For Name & Address proof reference); PAN No. MNSPS3577F.
Hereinafter called the “TENANT”, which term shall mean & include all his successors & assigns etc.,
wherever the context so mean, permit & admit of the OTHER PART.
WITNESS AS HERE UNDER:
WHEREAS the Owner is the sole & absolute owner of the Residential premises situated at, # 563
‘YASHASWI’, 20th Cross, 4th Main, Vidyaranyapuram, Mysuru – 570008.
The Owner has agreed to rent the said premises which is more fully described in the schedule given
hereunder (hereinafter referred to as the Schedule Premises) to the Tenant herein with the following
terms & Conditions.
Terms & Conditions:
1. The Owner shall let-out the Schedule Premises with effect from the date 1st May 2024 for a period
of 11 (Eleven) months, renewable with a provision of rent revision as per Market standard / 10%
(whichever is higher) under the same terms & conditions.
2. The Tenant has agreed to pay a Rent of ₹15,000/month (Rupees Fifteen Thousand only per
month) regularly on or before the 5th day of every successive month through bank.
3. The Rental Advance of ₹1,00,000/- (Rupees One lakh Only) shall be deposited (Interest Free
deposit) with owner & the same shall be refundable on expiry of the tenancy period or during
vacating the Schedule Premises by deducting painting charges, any cost of damage subject to
reasonable wear & tear & any other arrears charges that may be sustained during the period.
Advance / Deposit Payment Schedule:
a. 50% of Advance amount payable before this agreement.
b. 50% of Advance amount payable before occupying the schedule premises.
4. The tenant must pay Electrical & Water charges separately to the concerned department without
any dues for the Schedule Premises apart from the rent paid during Tenancy Period.

5. In the event of the Tenant committing default to pay two month’s rent or fails to handover vacant
possession of the premises in time & in good condition on expiry of the agreement, all
his/her/their rights & benefits under this agreement including advance deposit shall be forfeited
& the Owner will have the right to use legal recourse to take over possession of the premises.
6. The Tenant has agreed to keep the Schedule Premises in good, clean & tenable condition always
during the rental period until vacating.
7. The Tenant undertakes to keep all the fittings affixed to the Schedule Premises in good & working
condition, and if any damages or losses committed during the above period, the Tenant shall be
liable to make good / replace the same.
8. This Rental agreement is terminable on two calendar month’s advance notice in writing on either
side.
9. The Owner or his/her/their representative should be allowed for inspecting the Schedule
Premises / property whenever required by given an advance notice / information.
10. The tenant shall not use the Schedule Premises /property for any other purpose other than the
residential purpose for which it has been let out.
11. The tenant is not permitted to sublet or sublease the Schedule Premises/property or any part or
portion thereof.
12. The tenant is not permitted to carry out any additions/alterations in the Schedule Premises /
property without the written consent of the owner and keep the portion in clean & good tangible
condition.
13. The Tenant is not permitted to perform any inhuman activities, Occult practices, Witchcraft, etc.,
or similar performances in Scheduled Premises. If any of such activities / performances are
reported, this agreement will be terminated with immediate affect from the date of reporting &
the tenant agrees to immediately vacate the Schedule Premises without any notice and financial
claims from the owner.
14. On termination of this agreement, the Tenant shall hand over possession as it was handed over
at the time of occupying (includes Civil & plumbing repair, Electrical & Electronics repair, etc.).
Failing which the cost of replacement/repair will be deducted from the advance deposit.
15. If the tenant fails to abide by one of the above terms & conditions of this rental agreement, the
Owner has the right to insist on the tenant to vacate the premises/property without serving the
stipulated notice & no financial claims from the tenant will be accepted.
16. Facility Equipment:
a. Kitchen: Exhaust fan.
b. Living Room: Fan – 2no; Tube light – 2no.
c. Bedrooms: Wardrobe – 2no; Fan – 2no; Tube light – 2no.
d. Bathroom: Bathtub, Mirror, Cloth hanger, 2 exhaust fans & other accessories.
e. Roof top: Solar Water heater.
f. Cover car parking: Water Pump.

SCHEDULE PREMISES
The piece, part and parcel of the Residential Premises of Ground Floor – East Facing Door, Situated at
No. 563 “YASHASWI”, 20th Cross Road, 4th Main Road, Vidyaranyapuram, Mysuru – 570008, consisting
of One Hall, Two Bed-Rooms, One Storeroom, Kitchen, Bathroom and Two Toilet with electricity &
water facilities.
IN WITNESS WHEREOF THE PARTY IS HERETO HAVE SIGNED THIS RENTAL AGREEMENT ON THE DAY,
MONTH AND YEAR FIRST WRITTEN ABOVE IN FRONT OF THE FOLLOWING WITNESSES.
