14. This lease deed is written today on date 18/3/2025, on the day of Tuesday
between the above said parties, which now witnesses as per below:
i) That the party of 2nd Part the Lessee has taken the above said demised
premises for the period of 9 Years and willdo his business under the name
and style of "GSA Industries India Private Limited".
ii) That the party of 1*Part the Lessor, hereby grant the lease of the above
said premises, to the party of 2nd part (the Lessee), in starting on a monthly
lease of Rs.5,00,000/- per month (In words Rs. Five Lakh per Month),
thereafter it will be payble with an increase of 15% in the prevailing
monthly lease amount after eyery three years.
iii) That the lease of 9 years will commence from 01/04/2025 to 31/03/2034,
with lock in period of three years. This lease won't terminate before the
locking period in any condition. If the party of 2nd part will terminate of
vacate the premises so leased before the lock in period, the party of 2
part will be liable to pay remaining months lease amount of the lock In
period to the lessSor.
IV) That, however, notwithstanding anything contained in this Deed, if either of
the party to this indenture wishes to get the above said premises vacated
aiter expiration of the locking period i.e. before lease period of 9years, In
SUch circumstances, the partv concerned which will wish to do so, Shall
other
give two months prior notice in writing. of its intention to do so to the
party at the address mentioned in this deed. On the expiration of such two
months period, this Deed shall stand terminated. That on expiration of the
lease period or if extended on expiration of such extended period, or if this
lease is terminated earlier after the lock in period. the party of 2Pat the
lessee shallhand over the peaceful poSsession ofthe said premises tothe
Party of 1 Part the Lessor and will be liable tó clear all thà dues and
balances.
V) The Party of 2nd Part, the Lessee doth hereby covenant with Party of
1s Part the lessor as under:
a)Pay the monthly lease amount during the currency of the.ease in
advance before 10" of every month, each month for which the sane

c) That the party of 2"" part, the lessee, will be entitled to construct
building on the above said land as per his requirement and for such
purpose if any permission will be required, the party of 2nd part the
lessee wii be fuiiy entiteied to get the same at his wn cost and use
the same for his business purposes.
d) That paty of 2td part lessee, illinstall all the required necessary fire
arrangement in the said premises to safe guard the premises/
infrastructure and will get the premises/ furniture fixtures/
infrastructure/ machinery fully insured at his own cost. That in case any
loss occurs due to fire, or due to any other mishap natural or unnatural,
the lessor shall not be responsible for that and the lessee may claim
the loss from his insurer.
e) Pay all the charges for consumption of electricity, water and sewerage
charges, of the Leased premises in time,for yhich the same shallhave
accrued/become due.
f) Pay all the dues/ enhanced load security.

9) That the Party of 2nd part the Lesee. will be liable to take all the
permissIons and licences relating to his bUsiness from the concerned
Authority/ Department without any delay
n) Tnat the Party of first part the Lesee. won'tdo anywork in the demised
premises which will be against the law of India and won't keep any
Intlamable/Explosive/hazardous substance or any such material or
substance in the the demised premises which is banned by tne
Goverenment.
i) That party of 2nd part lessee will permit, whenever necessary ie
Lessor and his agent/s during reasonable hours in the day time with Or
without workmen to examine the said premises.
) That the Party of 2nd Part shall not assign/sublef-or. give the demsa
premises or it's any part to any other third party.

the said demised premises in good/proper condition at his own cost.

the possession of
the said premises to the Lessor on the expiry of the period of the

vii) That all cases willsubject to Patiala Jurisdiction only.
viii)That in case any party to this indenture issSues any kind of notice to the
other concerned party, it should be sent by Registered Post, at the
address of the concerned party mentioned in this lease deed.
ix) That both the parties to this indenture will be liable to follow all the
terms and conditions as enumerated above without any violation.
