conditions:-

3. Mode of Payment
The mode of payment will be a down payment of RM______________ being the ____ Percent (%) of the selling
price upon signing the booking form and a balance deposit of RM_____________upon signing the Sales and
Purchase Agreement and the balance there shall be paid within ninety (90) days (from the date of the Sales and
Purchase Agreement or from the date of receipt by the Purchaser of the letter of consent from the Developer
whichever is later) with an additional grace period of thirty (30) days at a chargeable interest of eight per centum
(8%) per annum at daily rest.
4. Possession with vacant possession to be given on full settlement.
5. Execution:-
(a) I/ We hereby undertake to execute the Sale and Purchase Agreement within 30 working days from the date of
acceptance of this offer by the Vendor or upon receiving all the necessary relevant documents for the preparation of
the Sale and Purchase Agreement from the Vendor/Vendor's Solicitors, whichever is later, if the Vendor is not
represented and subject to the Purchaser's loan approval; or
(b) In the event that both parties (Purchaser & Vendor) are represented by their solicitor and upon the
Vendor's/Vendor's Solicitors notice agreeing to the final terms and conditions of the agreement, I/We shall execute
the Sale and Purchase Agreement therein within seven (7) working days from the date of the said notice subject to
the Purchaser's loan being approved;
(c) Failure to comply with 5(a) or 5(b) whichever applicable, the said Earnest Deposit shall be forfeited and this
agreement shall be treated as null and void. Thereafter neither party shall have any rights or claims whatsoever over
the other party.

Vendor's Acceptance
I/We hereby accept the offer as presented above and also undertake to sign the Sale and Purchase Agreement within
the said period as stated in the paragraph 5(a) above.
In the event that after signing this letter of confirmation, I/we reject this offer for whatsoever reason, I/we undertake
to refund the Earnest Deposit and in addition I/we shall pay an equivalent sum of the Earnest Deposit to the
Purchaser as compensation, or the Purchaser shall be entitled to claim the remedy of specific performance against
me/us at my/our own cost and expense.
